Sliders squeegeed. Screen mesh, frame and spline hand-washed. Never pressured, which tears mesh.

Cushions brushed, frames wiped, table glass polished, everything put back where it was.

Before you book
Three things, answered.
Nothing goes over the edge.
No hose. Containment mat down, low-moisture solution, wet-vac extraction, squeegee and dry by hand. The unit below should not see runoff. No-pressure balcony washing.
A hose bib is not on the fourteenth floor.
Most buildings ban washing a balcony down. The other option is a Saturday, a bucket, and streaked glass. Why pressure washing is usually a no.
Containment mat
Down along the rail edge first, so nothing runs toward the drop.
Low-moisture wash
Solution sprayed and worked in by brush. No hose, and no bucket tipped out.
Wet-vac extraction
The dirty water goes up the hose into a tank, not over the edge.
Squeegee
The glass and the sliders, top to bottom.
Dry by hand

$2 per square foot of the floor you can walk. A typical downtown balcony is around 80 sq ft, so about $160. Floor, railings, glass, screens, and furniture on that balcony are in the number.
02Do you clean screens and lanai enclosures?
Yes, in the same visit, at the same rate. Mesh, frame and track, by hand.Lanai and screen cleaning.
03Do you clean glass railings?
Yes, by hand, at the same $2 per square foot. No blade, and no pressure washer.Glass and railing cleaning.
04Do you pressure wash balconies?
No. Towers ban it, and we do not bring a machine.No-pressure balcony washing.
05Do I need to be home?
No. Leave a key with the concierge or let us in. Either way we text photos when the balcony is finished.
06Will water drip onto the unit below me?
The method is built so it does not. Low moisture, a containment mat, and wet-vac extraction. The railing is dried by hand before we leave.
07What does my building need from you?
We sort it out with the property manager before the visit. Vendor registration and a service elevator, where the building requires them.
08How often should I have this done?
